A General Note: RENT TO OWN How does Rent-to-Own/Lease Option work? We rent/lease you a home along with an option for you to buy that home from us within a certain time frame. This allows you the time to repair any credit problems, save for a bigger downpayment and check out the neighborhood. All of your downpayment or option fee is applied to the purchase price. How much downpayment is required? We will try to work with whatever funds you have. Usually, we want 3-5% down but again it depends on the sources you have available. We can structure a smaller beginning downpayment along with a monthly amount outside of the regular rent payment. Are there other ways to come up with a downpayment? This is the advantage in working with a private company like us. Creative solutions to this particular problem could be addressed in a variety of ways. For example, if you are getting a huge tax refund every year, then you could adjust your withholding each paycheck and have less taxes taken out, which means a larger monthly cash flow to buy a home. Also, you could possibly access IRA, 401k, 403b and other retirement accounts and not pay a penalty if the money is used to buy a home. Likewise, if other people you know, friends and relatives, are willing to lend you money for a downpayment, it is acceptable to us (unlike traditional lenders). What if I have bad credit? This situation is one that we can help you correct. We will document your regular rent payments through our Rent to Own program. This will improve your credit score, which will help you obtain traditional financing in the future so you may buy your home. Also, we can advise you in other ways to repair your credit. What are the qualifications to buy a home? The main concerns are the ability to make your monthly payments, the desire to become a homeowner and show pride of ownership by properly maintaining the property. If I find the home I want, what is the next step? After showing you the property, we will need you to fill out an application. We will verify the information you provide and it must be complete. The main concern is income and employment. What if there is not a home that meets my needs at this time? We do maintain a database of inquiries.
